Keep more of every booking.
With a direct commission of only 5%.
Most short-term managers lazily rely on high-fee third-party platforms. Charles Hope channels high-intent corporate partners and consumers straight through our native direct booking engine—slashing your commission spend to just 5%.
What could your property earn?
Enter a postcode or area name. We take the average nightly rate for that area, apply local occupancy, and show what lands in your account after fees.
Nightly rates are area averages from short-term rental market data and are an estimate, not a guarantee. Monthly revenue is the blended rate multiplied by 30 nights at the local occupancy rate; fees are taken from gross revenue and exclude VAT and cleaning charges paid by guests.
What are fees costing you each month?
Move the slider to your monthly booking revenue. Both columns take their fees from the same gross figure, so the payouts are directly comparable.

Comparison fees are typical market rates and exclude VAT. Your own agreement may differ.
Fewer fees, less admin, better returns
Three changes to how short lets are usually run, each one aimed at the costs that quietly eat into a landlord's income.
5% commission on direct bookings
We market your property to corporate accounts and returning guests through our own booking system across the UK and South Africa. Those nights carry a 5% commission instead of the 15–18% the large platforms charge.
Keyless smart-lock access
Guests let themselves in with a code that expires after their stay. Installation is a one-off £250 per property, and it removes the cost and hassle of meeting every arrival in person.
In-person welcomes when you want them
For guests who need a personal handover, we send someone for £40 per arrival. You pay for it only when it happens, rather than carrying it inside a higher monthly fee.
How we compare with a typical short-let agency
The same property, the same nightly rate — the difference is where the bookings come from and what they cost you.
| Cost | Charles Hope | Typical agency (e.g. Houst, Nestify) |
|---|---|---|
| Booking commission | 5% on bookings taken through our own system in the UK and South Africa. | 15–18% to Booking.com or Airbnb, taken before the management fee. |
| Management fee | 12% of booking revenue, on a rolling agreement. | Up to 20% plus VAT, often with a long minimum term. |
| Monthly account fee | None. | A fixed charge whether the property is booked or not — Houst, for example, lists £24.99 a month. |
| Guest check-in | Smart-lock entry as standard; £40 per in-person welcome if you want one. | Staffed handovers built into the headline management fee. |
